What is a Buyer’s Representative?
As your Buyer's Representative, we can make the process of house hunting much easier and more efficient than if you did it all yourself. I can guide you to local neighborhoods, help you determine your budget, and prioritize a list of essential features that you need in your next home. I hope you'll save valuable time by only touring the homes that best match your dreams.
Once you've found a place that catches your eye, we'll look at comparable properties in the area to help determine a purchase offer. Then, we'll negotiate with the seller on your behalf to ensure you get the most favorable terms. We want you to know that it's our job to look after your best interests, and we will do so at no cost to you as a buyer. Since I am a private Broker I do not have the large overhead expenses like the larger brokerages. This allows me to pass the savings on to you via a Buyer’s Rebate.
How does a Buyer’s Rebate Work?
At the close of a transaction, the Seller pays a 2-2.5% commission to each of the Real Estate Brokers. The California DRE (Department of Real Estate) approves that at the close of escrow, a portion of the earned sales commission may be rebated back to the Buyer by the Buyer’s Broker. The rebate should be disclosed to the lender upfront, and it will be handled through the escrow account at the close. For more information, please review the DRE’s information here. In the rare case that the Seller offers less than 2% commission, the Buyer’s Rebate will become half of the commission I earn as a Broker, as earned at the close of escrow.
Can you give me an example of how it works?
If a home is purchased for $500,000, a 1% Buyer Rebate is $5,000. A home purchased for $1,000,000 receives a rebate of $10,000.
